Application

• Each adult (18+) applies separately — $45 per applicant.
• Application fees are non-refundable and paid online only.

Qualifications

• Income: 2.5× monthly rent or higher.
• Credit: 600+ (no bankruptcy in the last 5 years). Lower scores may require an additional deposit.
• Criminal: Case-by-case review.
• Rental History: No evictions in the last 5 years; verifiable references required.
• Employment: 12+ months of stable or consistent work history.
• Pets: Owner approval required; $250 non-refundable fee per pet (max 2 pets).
• Section 8: Accepted by many landlords; income requirements still apply.

Renters Insurance

• Required for personal property and liability
• Proof must be provided before move-in.
• We can provide you with renters insurance options.

Tenant Portal & Payments

• Portal access is granted after approval.
• Payment methods: ACH, wire transfer, debit card, credit card, prepaid cards (e.g., Walmart MoneyCard).
• Rent due: 1st of each month; late after the 6th (10% late fee).
• Eviction filings begin after the 10th.
• Returned payments made after the 6th are considered late.
